That’s got me confused.

We just may have to agree to disagree on this one. I’m not trying to turn this into a “testosterone” contest. You asked for input, I gave you mine, and you came back with a response. When I ask for input I don’t believe it’s necessary to turn around and explain myself to anyone who might not agree. If you don’t want some of us to disagree. Don’t ask, it leads me to believe there is a deeper motive then simply wanting to “provide assistance”.

I could have almost written your post for you when I posted my own response. I knew the “lack of” mentality would be exactly what was thrown back at me.

The point of the matter is, in some markets with the 50 investors trying the same approach there is not enough to go around.

Some of your response takes it for granted that I am NOT good at marketing in my opinion. That’s OK. We’ll have to agree to disagree I guess, I just am not willing to put that marketing overhead on my shoulders and burdon myself with a system where I MUST go out and earn 100-150 a day to break even. It’s just not necesary.

Anyone can get an “MBA” in creative real estate for free right here. MBA is mentors, books and audiocassettes. I consider all the intelligent posters here mentors. I have had many a question that came up in my business answered by searching the archives.

Yes, I have a course offered on CRE Online. Putting that together was my way of leveraging myself. So I would not have to answer the same questions over and over personally.

I make my money buying and selling houses.

I had a discussion with a top internet expert last night named Ted. We talked about what we would do if we had a billion dollars in the bank.

I’d do what I do now, what I enjoy most, helping others be successful in areas I have lots of knowledge in. It’s not as profitable… but more rewarding, when compared to dealing with buyers and sellers… and all the challenges you get paid for solving.

Hold back 1% which makes a difference? Wow. I don’t know how to do that. I am focused on results. Why would you ever do anything to create disappointment or frustration? How could you ever create true success and inner peace doing that?

It would be self defeating.

Business is about building trusting relationships.

I learn a lot by teaching, and I also get constantly reminded of what I should be doing more… when I get sidetracked.

There is no reason 50 people have to do the same thing solving problems for buyers and sellers.

Marketing overhead? I spend $600 to make $20,000 easily. For years I only spent $350 to make $20,000 with more effort but as a result of testing things that did not work as well, and spending more time sifting and sorting through unmotivated sellers.

Even if you spent $100 a day ($3,000 a month) to buy one house, make $20000, it still works, but there are already many other lower cost, provens ways to get your phone ringing.

If you have to earn money to support you real estate business, you do not have a business. Your business needs to support itself, and you.

On the other hand, starting a business sometimes takes some time and investment until it is self supporting. I started 7 years ago from savings. Took 6 months to break even but has grown ever since. Most would be “real estate entrepreneurs” give up to early… or attempt to do it with no cash or investment.

I treat real estate as a business, and there are startup and operational costs. But is the best and most profitable business I have yet to discover.
