independent agents and it seems that so far no one can deliver the liability coverage. It’s almost hard to believe.
The issue is the house being “vacant”, I’m told.
I’m not a contractor really, just an investor although I do a bit of the work and oversee it all.
Can anyone explain how to get adequate liabilty coverage and from whom?
Or is my LLC enough protection and if not how come?

How are you other folks covering yourself against the “slip & fall” kind of stuff while doing a rehab on a property?
Currently I have two vacant houses I’m rehabing and they’re insured with Zurich Builders Risk policys which don’t cover the liability end.
My everyday insurance agent (Erie) would give me an add on to my homeowners policy to cover the other houses if they didn’t have “knob & tube” wiring. It’s always something.
I have the properties in my LLC’s name but obviously don’t have adequate protection.
Can anyone offer any suggestions to this?
I’m fairly new to this and have done only three houses as of now. I’m concerned if someone gets hurt on my property. They are decent houses in desirable surburban areas, in case that matters. Thanks and good luck to all!

We have a corp and also carry our builder’s risk through Zurich. We also carry contractor’s general liability. State Farm is dropping us, so we are on the hunt for another carrier. Try an independent insurance broker.
