I owe a total of $79800.00. I would say the house will appraise out in the high 60’s to low 70’s. I’m not sure.

I have a 2 bedroom, brick, single dwelling home that I need to get out off. I have 4 children and would like to get into something else but I have two mortgages on it. The first one is for $600 a month, the 2nd is for $278. I’ve thought about refinancing to make a total of one loan at a better interest rate but still want to get out of this. A guy told me I could go contract for deed with someone or go lease with an option to buy, with a two year balloon. Is this my only way to go to get out from under this? It sounds like I will still be in it though. What should I do or what can I do? Thanks for the time.
