Dear J. Stevens,
Been wondering same myself. Seems everything is so
grossly overvalued and its obvious there are significant maint. issues at about 40 years POst WWII boom. Hey, why not build? Ever spec out the repointing
of brick in a 45 year old highrise? :slight_smile:

Thanks for your reply. I agree with your opinion of building new. It seems to be an excellent option with comparable costs. To answer your question, I am not familiar with “repointing”. Can you elaborate on this concept? What has your experience been looking for suitable apartment and multiunit buildings?

Weather and the sky-high skilled labor costs seem to
work together to create the ‘perfect storm’ for draining your available cash. Yes, there are ‘success
stories’ all around New York, but only for those who
bought at the bottom of the market…you may recall
the drugs and violence of the 60’s 70’s and 80’s
I think we’re in a bubble here. Just one schmucks
