Mr. Seller lets look at this property and we will see if I can help you.

Looks like you are a motivated buyer. Go slow, the cigar shouldn’t be smoked fast!

How can you determine if you have a motivated seller over the phone. What questions do you ask. In specifics, I am trying to make a lease purchase option deal with a distressed landlord. Thanks
