It varies with the layout because there has to room to “jockey” the MH’s in and out. Having said that I have about 50 on 4 acres. This is an older park so there was less restriction about side yards and distance from boundries when it was built. Local restrictions will still be the determining factor.

Hello All,
New mobile home investor. I’m a tradintional SFH investor. owning 3 SFH.
I was wondering how many pads can fit in one acre? I know it depends on the city/county ordinances. But do we have a rough estimate?

Hi Win,

To add to the info Joe C. has given…

in looking at an existing park or community…

a “rental home” type of park will have 10 to 12 smaller, older homes per acre. the homes will almost be parked on top of each other. usually having a very low “D” rating on a grading scale.

on the other end of the spectrum is a “rental lot” community with no rental homes allowed. these communities will have around 6 to 7 larger homes per acre. these communities could have an “A” to “B” rating on a grading scale with the right ammenities.

then again if you are thinking of doing a land/home package…it might could be only 1 double wide per 1 acre.
