If you were selling as-is, you still needed to put that into the contract to be assured that both parties were on the same page. It sounds like you told them you were selling as-is, but the contract you signed had different terms.
Two things, one you can check with a lawyer because I believe you can rescind the contract due to mutual mistake (you need a meeting of the minds for a valid contract and apparently the buyers thought one thing and you thought another, there was no real agreement). Find out the cost of fixing it and determine if getting the deal done is worth it to you.

I am in the process of selling my mobile home in California meaning I have already signed the initial contracts but now they are wanting me to pay for section 1 water damage that I didn’t know I had to pay for as I was selling it AS IS and already losing money on the deal.
My question is can I just get out of the contract altogether as I thought the home isn’t sold until the signing at the closing? Or can they sue me if I decide not to sell because of all the hassles already?
