I would like to know if anyone is using Joe Kaiser’s course on Mechanic’s Liens. If you have tried the system, were you able to collect on the lien? I guess I don’t understand how I would be able to collect if the original lien holder has been unable to. Any response would be appreciated.

I am interested in Joe’s Mechanics Lein course also. I can only assume at this point–but maybe you collect on the lien when the property is sold or use as leverage by telling the person that is recorded against their property to get the debtor to pay.

…your state I guess, but here in California mechanic’s liens are the senior lien on the property. That means if you foreclose on a mechanic’s lien the first is wiped out.
I guess if you contact them fast enough you can negotiate a good price. A lot of mechanic’s liens people don’t have much experience/interest in foreclosing on a property. In all likelihood I would expect the first to cure the mechanic’s lien as soon as they got your notice.
