It is common practice for the bank to reject an offer with a verbal. If you are concerned that the agent is not submitting your offer, that is a different story entirely. You can request confirmation of your offer being received by the bank through a fax transmittal.
It is possible that the agent will tell you that they did not wait for the transmittal and therefore does not have one to present to you.

My advice, never, ever, use the listing agent as your agent. This is considered a dual agency position for the agent and as a dual agent the realtor becomes limited in their scope of work. Not only that, it seems unreasonable to think that the agent can get the highest price for the seller, while getting you the lowest possible price as the buyer. You have the right to have individual representation from an agent that is not working for the seller and it is always in your best interest to do so.

If you would like to submit another offer, just call another agent and request that they do so, you can insure that your offer has been presented by requesting your agent to get that fax transmittal from the listing agent.

I am looking at a house in NH. I am a first time home buyer. I have put 2 seperate offers on this house. This house is a foreclosure. The listing agent says he works directly for the bank. On both offers, he has verbally rejected them. He continues to tell me there is another offer on the table. My question is, on both occasions I have given a written offer. I have received nothing written from the bank with either a counter offer or a rejected notice. I there a law or is it common practice for the lister to verbally reject the offers or should I be receiving something from the bank saying the offer was rejected or a counter offer? Please help. I want to make the right decisions. Thank you.
