My board requires you to be licensed by the state of California, but doesn’t require you to be a Realtor. Legally they can’t deny you MLS access just because you aren’t a member of the National Association of Realtors (NAR) and the California Association of Realtors (CAR).

At my board, if you get any access, you get full access.

I don’t think MLS access is going to give you the edge you are looking for. If you are struggling to do deals, MLS access isn’t going to help much, IMHO.

The MLS rules don’t allow for non-member access, however, as always, money talks, you might be able to work something with a broker to gain access through his membership.

Hey Dave, wow, reading this feels like opening a time capsule—it’s wild that this post is from 20 years ago! I hope things worked out for you back then. Your mention of MLS access reminds me of a friend who was in a similar boat a while ago. He ended up pivoting completely and became an electrician. He found a lot of good info on How to Become an Electrician and realized it was a solid path with good pay and demand.

What he loved most was learning a trade where his work had visible, real-world results. Sometimes stepping away from what’s familiar leads to the best opportunities. If you ever look back at this post, I hope it brings a smile knowing that others found value in your journey!
