In Ohio there is personial property taxes to pay on mobile homes in addition to sales taxes when purchased. Here we must have the title stamped at the treasurers office to show no taxes are due before the title can be transfered. You find these things out the hard way, I went to have my first title put in my name and was told to go get the stamp. Now I haave the seller get this done before he gives me the title. Thanks Bob

I am new to all this and trying to learn. I am interested
in buying and selling mobile homes but have a question maybe someone can help me with. I was wondering if mobile homes are taxed as real estate (property taxes) or not since the lot is generally rented? If so do I need to check if taxes have been paid or are mobile homes considered personal property? Thanks,

Call your local Treasurer office and ask them. From what I found out for my state so far is that MHs are considered personal property (like a car) and taxed as such. However, if the MH owner owns the lot and has a permanent foundation, then it is real estate.
