The owner of a property (person, LLC, partnership, trust, etc.) does not need to “reside” in the same state as the property.

Been researching how to hold rental properties in a LLC (partnership; wife and myself)under a Land Trust.
How is that done with properties which have existing mortgages and reside in different states?
Also is it required to have a LLC in the state where you live or have rental properties? Please help!!
