I posed the question to my closing Atty in the state of GA of using a Land Trust with an LLC as Beneficiary. He told me that this would only provide some privacy but not liability protection? So the only way to any get liability protection would be to place the properties directly (up to 3 per LLC recommended) in an LLC? Has anyone out there tested this technique?
