I live in south Jersey; looking for private lender to purchase duplex as primary residence. Credit is good, but unable to come up with down payment. MY intentions are to live in one of the units and rent the other out.

FHA only requires 3.5% down payment. No private lender outside of a direct family member or sugardaddy can beat that or an FHA interest rate.
Stop spending money for a few months and save for that downpayment.
Go to the library and grab a copy of Dave Ramsay’s book “The Total Money Makeover”

Thanks for reponding; I’ll check out this book. It’s just so difficult to save right now. I guess 80/20 and 100% financing are loans of the past lol! Thanks again
