It’s only fraud if the lender doesn’t know about it. Since it’s probably right on the HUD-1, then the lender knows about it.

There is a gentleman who says he gets cash back when he does his closings. He says he uses some addendum, I didn’t get into it that much. But now I hear he’s going to help a buddy of mine buy his first investment and get cash back at closing.
I thought if you buy a property for example $75,000, the title company isnt allowed to write you a check back for any ammount because that is lender fraud. So what could they possibly be doing?
