You would lease option the mobil home with the lot rent included with the monthly payment. Advertise it it all as one total rent price of separate the two. On the sale side you would need to let them know the lot rent is separate from the cost of the home. MAke sure your lot contract will allow you to lease option it out. Some lots may not allow you to do that. Get everything in writing from the lot your rent from so you can show that to your tenant/buyer.

Not really a big issue. If you paid that much to be on the beach then someone else will too! The cost of the home is likely minimum compared to the location.

I’m considering a lease/option on my mfg. home (mobilehome) the rent space is extreamly high ($910.00 mo.) due to the home being in an extreamly good location across the street from the beach in Dana Pt. Ca. How does this rent space cost figure into the lease/option agreement? The home is being offered at 105,000 (currently)… Thank you…
