This is exactly why it’s SO important to name a trustee you can REALLY trust.

Many (maybe most)LT trustees these days are lawyers who are under an ethicaland legal duty to represent their clients and to care for their interests ahead of their own so that’s one possible answer.

If you haven’t a better or more reliable T’ee, talk to some of the biggest law firms in your area and see if one (or 2 or 3 working together as joint t’ees)of their lawyers could be hired for that…the advantage of having more than one would be when one left that firm to go practice elsewhere, one or two of the others would still be there under the big firm’s “umbrella” and oversight.

In fact the trust agreement could spell out that if/when one or two of those lawyer t’ees left their firm, the firm would appoint in-house lawyers as their replacements.

If I have a land trust agreement with my trustee who lives in another state and he gets his signature on that agreement notarized in the state he lives in will it cause problems for me a closing? Obviously the warranty deed to trustee for the property in question is notarized in the state and county I live in. Any input is appreciated. Thanks.
