Since you’re the owner of 100 properties you would be foolish to try to do this for yourself, on the cheap, and you’d be taking risks you don’t fully comprehend.

Find yourself a good estate & probate lawyer to do this for you, forming whatever trusts or other entities you really need.

One thing you need to know is that the only way to transfer title to any property while you’re living is by a deed…simple assignment won’t cut it.

So even if you wanted a trust to have it all, you’d need to deed each and every property into the respective trust.

Land Trust vs Living Trust
I am finely getting around to some estate planning and want to put my properties into a Revocable Living Trust. The purpose of this is to avoid having my properties go through probate. Many of my properties are already in a Land Trust thanks to various seminars over the years.
Question: can I/ should I use the ?Assignment of Beneficial Interest in Trust? one page form to transfer my properties into my new Living Trust? I don?t like the idea of my many different properties all showing my full name on title. All are in California and there are over 100 different properties.
