A multi-heir deal like this is time taking and expensive to sort out, so I’d recommend you do as much of the research yourself as possible, finding who & where all the heirs are, who left wills & who didn’t, etc.

Then when you have all the facts charted and clearn, take it to a lawyer (in the state of the land) to sort out as to who owns what and what it’d take to get conveyances from each.

Briefly, 50 years ago my mother and her two sisters purchased land
together in Landcaster. All three are now deceased. One of the sisters
did not leave a will; her family lives in Oregon. Total value of land is
about $30k ($10k/ea.). All 3 families want to sell it. My realtor asked a
title company and they said “the land was owned Tenants in Common,
with property passing to their heirs” and there may be an “avidavit of
small value” that would help us sell it. Is this true and, if so, what is the
documnet called? Any suggestions? THANK YOU!
