What state are you wanting to do RE contract? In some states there’s a lot of law on them, restricting seller to some degree, terms he can charge, etc., and mandating various facets of the contract…whereas, in others, not much statutory law, but pretty much wide open.
Bronchik did article on this site re recent TX law on land contracts, tightening up on what the seller can do in his dealings with the buyer. Read it. You’ll learn a good bit.
