You could buy them Subject 2 rehab them to increase market value then refi and cash out.

Hello all,
A friend of mine buys properties Subject 2, then refinances them (in his own name) to pull money out for other properties.
I thought the whole point of buying Subject 2 is less liability (the mortgage stays in the Sellers name).
Is this a good idea AND does anyone else do this??
