This is the kind of deal that would work if you can get in for a small down payment then lease option to a buyer.
If you have to pay all cash why bother? You should be able to find deals as good as this without shelling out your cash. Houses like this are common, and if he doesn’t want to talk turkey you go on to the next.

3 bd, 2ba, 2 car attached garage. Homes of exact model in same neighborhood have sold for $187 after being on market 3 weeks. Seller will give to me for $162. House is in good shape, but I would give it a fresh coat of paint and clean the carpets.
If I buy, then sell FSBO, is there enough margin to make this deal worth the time and money invested? Seller is adamantly against lease purchase or owner financing. Already tried that route.
