If an owner will take a 2nd for the 20% down payment, will a lender loan the 80%, allowing a no money down transaction? Or are they not doing that anymore? I have a seller who is willing to do this, but I don’t have enough cash in reserves to show for the down payment. The house already has a tenant in it, with enough rent to cover both payments.

unless your credit score is 720+ and it is full doc, the lenders are not allowing 100 CLTV if you go stated or no ratio and no doc not a chance
