Homes are sold in CA all the time as having an xtra bdram then in mls or your walk thru they say “Oh, the garage conversion is illegal”
Did this happen to you? Talk to the dept. of RE as RE agents/brokers have differing duties in differing states.

For a broker to list and sell as a 10 plex a property that is zoned as a 7 plex?

Was the property grandfathered into the denser usage?
Is he disclosing the fact that the three additional units are not?
Is there are variants of some sort issued by the city which allowed the complex to be built?

The property was leagally non conforming and grandfathered granfathered for 7 units.
The previous owner added the 3 units w/o city approval.
The real estate agent knew they were illegally added.
But he listed and represented the property as a 10 unit property.
