First, I’d get in writing whatever the investor is promising you.

Then get it in your name then assign your option or purchase agreement to that investor.

I’ve seen lots of these “promised” deals go bad as it’s so easy for the investor to forget you when he sells.

The way to keep control is to keep it in your name until his money shows up, then you release your interest to him or his buyer.

I’ve been reading bird dogging isn’t legal in NJ.
An investor asked me to bird dog for him. He said he’d cut
me a check when the house sells.

If birddogging is illegal? Would assigning contracts be the
proper, legal way, as I’ve heard?

Make sure you have a good “no circumvent agreement” in place signed before dealing with buyers of your assignment of contract deals. It helps you not to lose your interest in the daisy chain.
