Investor liquidating 17 properties in low end areas. Need ideas - Posted by Alan-Baltimore

Actually, I normally wouldn’t go near these neighborhoods and I’ve already got my hands full with 3 other rehab projects.

My thought is that there might be some kind of potential for flipping of some sort and that’s where I need some ideas.
I’d like to tie the properties up without having to buy them if I can’t find another buyer.

I was contacted by an elderly investor. He wants to liquidate 17 properties in Baltimore city. They are mostly vacant and/or boarded up. A few have tenants but all are in very low end neighborhoods.

The asking prices range from $2K to $35K with the majority around $12-14K. All prices are, of course, negotiable. I think that he owns all of these free and clear.

These are not my usual areas to work but I’m wondering if any of you experts have any ideas as to what kind of deals might be possible.

BTW, I’m not interested in rehabbing or holding these as the areas are too rough for me.

Looks like there could be a few different ways of making money on them. But Rehab is the first that comes to my mind. Are there any properties next to each other ? build 4plexs, if there are 3-4 next to one another I would look at getting it re-zoned and bring up the price of the land. What were you thinking about doing with them ?
