I am a newbie in the realestate investment game and so far have 1 duplex whereby we live in one side and rent out the other side. What I am desperately looking for is a software package that will allow me to input all the variables that would have an impact on the bottom line as far as Rate of Return on Investment and Rate of Return on Equity. I would like to be able to enter in my NOI, my Appreciation Rate, Depreciation, Tax Bracket, Long Term Capital Gains Tax Rate, State Income Tax Rate, Mortgage variables, Principle Reduction etc. and have the software calculate ROI and ROE and also maybe the IRR (which I find rather confusing).In short I need to be able to enter in all the varibles involved and have it spit out the above data so that I can make the decision as to whether or not a particular property is “worth it” as an investment.

Any help will be most appreciated!
