yes I am checking with my local attorneys. it appears I have two options: gift of equity purchase vs. put me on deed, refi into a lone with my name only, then have my brother quickclaim off deed. I don’t know which is better although i am leaning toward using a GOE plan and having my brother avoid taxes using his lifetime million dollar credit.

I would have Mr Bronchick or Mr Merchant to answer this one for you.
Why not check with a local attorney for a free consultation…??? they usually do that service and even if you pay for 1-2 hrs it would be worth it.
