here in sunny swfla. as my eviction co tells me if you rent to x person everyone associated with them will be evicted. matter of fact it is best to have only one signature on the lease 'cause it will cost you an additional 75 bucks to serve each individual

So I’m in the process of marketing my first rehab – a HUD foreclosure I picked up intending to buy and hold.
One of the inquiries came from a woman who seemed pretty interested but “needed to check with her boyfriend” first. Whatever. To my surprise, she called back yesterday, asking for a copy of the rental application.
The kicker? “Oh, can you fax it to my boyfriend’s work? His name is NNN at ____”. From my pre-purchase research, I know that NNN is the guy who previously owned the property.
As long as NNN is on the rental app, this shouldn’t be too hard to ding given the foreclosure. But what if he isn’t? Red flags all over the place, I just want to step carefully here.

Personally I don’t see a problem, screen them like any other tenants and if they have the money for down payment and first month etc. rent it to them. Also consider how common is that name? If his name is Bob Smith and there’s 65 Smith’s with the first initial B. in the phone book, you get the picture.

The name is not common at all.
The former owner also trashed the place – nothing too horrible, but they didn’t maintain it well at all. Holes in the wall, bad pets, etc. Plus he lost the place to foreclosure in the first place, and owes the IRS a bunch in taxes. You don’t think this is a problem?
Stand up and tell her “NO” If she lets him in you stand to loose rent, have all kinds of damages and court cost, sheriff cost and have a huge headack. Wait till you find better tenant. You paying 1 or 2 months payments to bank is cheaper than the above.

like I said screen them like any other tenant you would check references, obviously with this information, you would be wise not to accept them as a tenant.
