For him to sue you would mean some lawyer would be willing to take it on and with lawyers’ fees being what they are, not much chance of that happening.

Even if it did, you could cross-sue the other tenant and lay it on him so he’d get the adverse judgment against him.

On my first little house we hired a bad painter who had a terrible drinking problem so he was gone more than present and when he was on the job he slopped around so much paint that he made a terrible mess.

I was determined not to pay him until he cleaned it all up but when a big, aggressive and tough-looking woman claiming to be his wife stopped by demanding his money I chickened out and gave the last payment to her…hey she scared me and I was afraid she’d wipe me out and there’d be nothing I could do about it. :wink:

I rented a home to two people, both on the rental agreement. When they moved out, I refunded their security deposit by writing a check to only one of the former tenant, thinking he would share whatever might be due to the other person on the lease.

He didn’t. Now the other person is calling me wanting “his share” of the deposit.

In hindsight, I probably should have made the check payable to both of them, not just one. Do I have any liability to the other person? Thanks!
