there is a HUD program to turn renters into owners after one year of paying on time/good tenancy. You have 15 buyers sitting right under your nose. And usually owner occupants pay more for houses than investors, so you win two ways.

I have had no luck with the HUD ownership program. None of the housing agencies in my area are taking advantage of it. not sure why.
here’s my view:
if unloading them in one shot is your goal, you will sacrifice dollars for simplicity. target investors.
but selling them one at a time, and to owner occupants, will maximize your pricing. and if you can seller finance them, so much the better.

If you try to sell them in bulk you are limiting your customer base. Anyone that has the ability of buying them in bulk would want a substantial discount.
Selling one at a time opens up your customer base.

A realtor/investor submitted my offer on the MLS and sent only to area realtors (500+) Is there anyting similar that will send to out of town/state realtors?

You can try loopnet they deal more with multifamily/commercial and I belive they are nation wide.
