Is that all you know? You need to talk to the seller. Find out the mortgage info, why they want to sell, is owner financing avail., how much down, condition of homes, location, etc.
You cannot make a deal or offer without finding out mor info. Sounds you plagerised that right out of the classifieds.
Talk to a Realtor about the Comps in the area, you may need to buy them a Dinner or flip them a $20, but they can get the value of nearby homes.
