Hi my name is Dave Resto and I’m from Philadelphia,PA. My problem is finding the closing and down payments for my deals. I’m pre-approve and have a hard money lender, but they are not paying for the closing cost or down payment. Does anybody have any ideas in mind. let me know I need them.

Dave,

Increase the sale amount by 3% and have the seller pay your closing costs up to that additional amount. As long as you disclose the payment by seller in your contract, you are not in a fraud situation. If you do it on the sly, then you could find yourself in trouble.

There are sources and that will loan money for closing costs and down payments when there is sufficient equity to repay at closing. Maximum loan amount $40 K. e-mail me off line (this is not AmeriDream, Neighborhood Gold® or Nehemiah).
