Not sure of your question, either. A good place to start would be to find out if there is a Real Estate Investment Club in your area and go to the meetings. You can see for yourself that there are people making a living off real estate investing and that it really works. There are many different areas of investing so it’s good to go to a meeting, meet different folks doing different things.

I personally love dealing with mobile homes and handy-man specials/rehabs. I sell with financing, i.e. Lease Options and Rent-to-Own. I also use hard money lenders, banks, investors and whatever I can dream-up.

The real estate investing field is wide open. Just takes an interest to learn and a love of working the biz to get started! Good luck,

The techniques most used are,

TOP (Take Over Payments)

Lease/Option

Seller Carry Back

And combinations of the above such as Wrapping a loan, Land contract etc.

Bill Gatten has a PacTrust program which has all the ear markings of a land trust, that I think is a good program for someone just starting out with no money.

I’m not exactly sure what you wanted when you asked your question but these few methods are the most commonly used.
