Don’t think you can motviate a seller, unless you’re giving full price all cash (LOL). The seller HAS TO BE MOTVIATED. For sale by owners are not necessarily any more motivated than any other run of the mill seller. You need to find the MOTIVATED sellers, not just a home for sale. Then the number need to work for you and the profit you want to make by what kind of transaction you want to do. Read “Gettingon the same page with the seller” by Joe Kaiser, somewhere in the articles at this site.

Friends,
I found three byowner houses listed at 69k,82k and 120k.First house has 38kbalance on mortgage and want 20k to walk away.Second house has 70k balance and want to settle for 80k,he is renting right now.Third house’s owner has new house to be ready by end of october,would like to get contract asap so he can be at ease.Please help me to formalise here so I can have ideas and boost to motivate.
