Hey Lea…
Go do a deal first…at least, go find some.
Where do you live?
What type of properties are around you?
Costs?
Are there people with 5k to put down for LO?
Rental market? Stable?
Can you Sub2 pretty easy still?
You need a deal before you can go to your money church guy. Give him a reason to invest in you. You don’t need
to have a project for him, but don’t take too much of his time. Ask him to sit down with him for 15 mins
when he can fit you in.
Your passion will show through…maybe he can put you in front of a mentor who knows what’s up.

I found an excellent and totally free ebook on exactly how to do this for real estate investors. It takes you step by step through many of the most popular social media venues and gets them all working together. I’ve seen gurus charge as much as $1900 just for the info in this ebook.

You can join Real Estate investing groups and then
simply advertise to those groups that you are looking
for investors interested in wholesale deals for
rehabbing or rentals. Now I had a personal account I
used on Facebook to keep in contact with friends and
family and I didn’t go through the hassle of creating a
new one specifically for business purposes, this is a
decision you need to make on your own. However you
choose to do it, this is a great way to add new
investors to your buyers list for free as well!
