I totally screwed up…paid way too much for my second deal ($5500), put too much money in it ($1400), and way too much time(whatever that’s worth). And my yield is still 35%. And my wife is dog cussing me everytime we drive past a MHP and I stick my head out the window, sniffing like a dog…but I smell MONEY. This is so easy, it’s like stealing.
I am going at lunch here in a bit looking at 11 MHs for sale by a burned out MHP owner…asking $1000 each. I am gonna offer $250 each if I buy all of em…she just wants her lot rent…only $145 per month…I SMELL MORE MONEY…SNIFFSNIFF

I find that the amount of profit dollars on a house project is typically larger on a “real property”, but the amount of time is much greater. Lonnie deals are fast and easy. In the 40+ Lonie deals I have done, I think people have only asked me to lower the price maybe 2 times, and no termite inspections are ever needed. To parapharse the guy on Saturday Night Live, “Lonnie deals have been very very good to me”.
