It depends on what type of proeprty you are buying. For SFR, I let the tenant manage it. All I need are phone contacts with maintenance people, lawyers etc. Then I hold an open house when I need to re-rent.
Multis are more difficult. An onsite manager is absolutely critical. Offer discounted rent.
