You can call the tax assessor’s office or go to the County recorder. I wouldn’t bother until you have a contract.

I am working on a deal that could be very profitable. The only problem is that the owner says her ex husband is off the deed because the divorce stipulated that she would “own” the home after February '99. She said if she profits, she has to split it with him. He is on the loan and when I call the courthouse, he is on the original deed. She couldn’t tell me if there was a quitclaim filed or anything.

How do I go about finding out who has the right to sell the home? I don’t want to make an offer and then find out she needs his signature. The deal is in limbo until I find out. Should I check title?

The owner is NO help and very confused herself. What can I do?

Also check the divorce decree and see what it says. Make the offer contingent on “inspecting” everything, including title, etc., so that it’s tied up until you can determine.
