You hire professionals for a reason, Unless of course you want to become a professional appraiser.
Sometimes you have to spend money to make money, or prevent you from losing money.

how do I appraise homes without paying someone every time I want to work the numbers on a deal? I heard something about an IRIS program but cant find it.

The higher concentration area you are in the better. They are all computerized off public info.

Nothing wrong with spending money, but why, when you don’t have to. Bottom line, you are in business and your business is your bottom line. All those sites above I listed are used by Banks and Credit Unions around the country, because they are highly accurate. They come with a confidence rating/score so you can determine how accurate they are and they have comps, pulled from public record. Just like an appraiser. Dont get me wrong, I like appraisers and use them, they have valuable info., but if you have a seller half serious and you want some idea of the value to run your numbers, $20 and 30seconds you have your answer.
