The $375 came from your own post. You said there is $9k of HOA dues that were owed for the past two years.

Last time I checked there is only 24 months in a two year period. Divide $9k by 24 months and that comes to $375 month.

So if the the dues are only $250 a month, and if they are past due for only two years, then shouldn’t the amount owed be only $6,000 and not $9,000??? Are they charging $125 per month for late charges or what? Or are the past due dues really for the past 3 years? 36 months @ $250 is $9,000.

We can only go by the information you provide us. Which averages out at $375 month based on the info you gave stating $9,000 owed for the past two years. Pretty simple math to get that figure from.

I’m sure he’ll show back up under a different name, since he’s using a false email address. He’s shown what an ‘a**’ he is, so it’ll be apparent who he is the next time he’s looking for advice. Or maybe he won’t have to ask, since he knows everything better.

Since he figures it doesn’t matter what the HOA fees really are, since he’s just going to flip it, he’s making some assumptions himself, that a potential flippee is too stupid to think about those costs, in comparison to other condo complexes.

9k comes from past 2 yrs fees, plus late fees, penalties and other crap they added on.

I even mentioned they are willing to waive the late fees and accept 5k total.

Use “bob_hoa9000” as your name instead of “bob”. “bob” is too common and we don’t want to give hard time to nice ones.

The problem must be we just buy normal batteries. We need to buy those new psyhic batteries!!! That way it will calculate all the details left out and give us the exact numbers we’re suppose to know without BOB giving clear enough details! Silly us!

Nothing happening yet on the dealership. Still thinking this one over trying to decide if it’s something I want to get involved with or not.
