I am trying to purchase investment property in upstate NY. I would like to do it with no money down. I need either a lender with 100% financing no-doc (696 middle FICO) or a lender that will accept a seller-held second. I am working with a good mortgage broker that has found a few programs, but I just wanted to see if there are better terms out there – right now my mortgage broker found 90% LTV NINA with seller second allowed, but the interest rate will be in the low 9s. Please Advise,

I can get you 95% on no doc. 80% at mid 7’s and another 15% at around 12.
