The guy is getting divorced and has already put down about 20k on a new townhouse (non-refund.) but he needs the equity w/in 1 or 2 months so he can cash his ex-wife out and finish buying his townhouse. He doesn’t have the room to L/O or SUB2 due to the cash problem, and the only thing I can think to do is to straight option him for 30-60 days with a 10k-15k profit built in. any suggestions would be most appreciated.

seems like you already have the answer. Do a straight option and flip to someone that will pay more. Check out nodiscount.com for ideas on selling homes quickly.
