Have two potential short sales, but haven't done this since 2006, need some help

Hello friends. It’s been quite a while since I’ve been here, and it sure is nice to see the forum is still here and still active. :slight_smile:

Short version of the story: I started investing in 1999, and had great success, and then, in 2007, I got kinda ‘forced into retirement.’ I’ve dabbled a bit, here and there. Until now. Two deals have fallen into my lap, which both would have been solid short sales back in the early 2000’s.

So, first things first, I’ve got a list of the docs and whether or not I have them or if I need to get them. Would you mind looking over the list and telling me what I am missing, because I am certain that I’m missing something?

Sale and Purchase Contract (2)
Warranty Deed to Trustee
Florida Land Trust
Power of Attorney
Authorization to Release Information
Assignment of Beneficial Interest
CYA letter (Deficiency Judgement)
Bill of Sale (For any monies going to seller that are to purchase ‘other property’ from seller)
HUD 1 Settlement Statement

Am I missing anything?

get a realtor/broker having recent short sale experience. Law has changed. Those who know the ropes get it done. Those try to DIY often get burned.
