I think you should start with your local zoning people to see exactly what you can and can’t do with the property as far as they are concerned, as they usually have the last word!

not even sure how to word this question. Here it goes–got seller who wants out, owes 101,000 and is flexable w/price he has a 3unit i guess you could say a commercial propery on the bottom and a 2 floor apt up top. I looked up his tax info and the property is listed as residential finally the question; thinking about offering low cash price and flip or lease w/ 1yr or 2 option. Can I lease this property being a commercial property. Can you change a residential home to a commercial by just doing it. What am i getting in to legal wise? any advice would be helpful
