WE PURCHASED A HOUSE AND IN THE CONTRACT WE GAVE THE PREVIOUS OWNER 30 DAYS BEFORE SHE HAD TO LEAVE SO SHE WOULD HAVE TIME TO FIND A NEW PLACE. THE PROBLEM IS THAT SHE IS NOT LOOKING FOR A PLACE AND CALLS US UP EVERYDAY TO ASK IF WE HAVE FOUND HER ONE YET! wE FORESEE A PROBLEM AND WOULD LIKE TO KNOW WHAT OUR OPTIONS ARE. IS THERE SOME KIND OF NOTICE WE CAN SERVE HER TO REMIND HER WHEN HER THIRTY DAYS ARE UP SO THAT IF SHE DOES NOT LEAVE IN TIME WE CAN AVOID ANOTHER THIRTY DAY DELAY BY WAITING TO SERVE HER WITH A THIRTY DAY NOTICE THEN?

As the owner you’d have the right to turn off the utilities to work on
the house with adequate notice to the squatter/tenant.
So give her a couple of weeks notice then turn off the E at which
time she MUST vacate or be a law breaker…and if she doesn’t the E
Co would happily have one of its inspectors go tell her personally
that she’s got to go…probably having local cop accompany him.

If you’ve transferred the utilities, including electric, it’s your right to
give her notice of power being turned off on certain date (for some
work you’re going to have done on wiring) after which it’ll be illegal
to live in that no- electric house.
And should she not be out by that time, elec co will happily have one
of their people, with a local cop along, inform her that she has to
leave the premises NOW.
is 20/20. Never let a previous owner stay in a home. Always make sure the house is vacant before closing. Their emotions will not allow them to leave. Start the Eviction! or Like Bronchick says “cash for keys”; the sooner the better.
