It’s according to how the listing agreement was written. When we listed our home with a realtor, we listed the people we had already shown the home to and added a clause that if we sold the home to anyone on the list, the realtor would not receive a commission. Our listing agent was ok with this.

I looked at a house that was fsbo. The owners took me through the entire house and told me the asking price. I told them that my house was currently up for sale and would let them know as soon as I got an offer, but at this time was unable to make them an offer until I heard from my house, but I did tell them I was interested.
Due to the lack of inquiries, the owners decided to list with a broker.
Would I be excluded from the contract because I looked at the house before the contract with the broker was written? It would be in the best interest of both of us - seller and buyer if they sold the house to me(seller wouldn’t have to pay commission and I can actually offer them a slightly lower price and they’d still come away at settlement with more money because they wouldn’t have to pay the broker 6% comm.)
Please advise.
