“forced quit claim” from who?

FYI, nobody can force anybody else to give a deed or release any interest in RE without suing and getting a court judgment against that other person.

Your Ex is going to be on the title until he voluntarily deeds his interest to you or somebody else, or some court forcibly removes him from title.

Last Jan 06, I refinanced the mortgage in my name only, but my-ex’s name remained on the title. He signed the limited power of attorney at Christmas time. He hasn’t been seen since the holidays. With a year of abandonment and no support, can I get a forced quit claim without him?
