Well I like to show up with MY CONTRACT, but I’ll use the one that the RE Board requires since it’ll cover everything. I make my offer, and get his acceptance on it. I put in that he’ll pay all closing costs, and a bunch of other conditions.

I require him to provide a survey, title policy, etc, etc. If the deal is already there WHY WOULD YOU WANT A RE AGENT. Agent’s only purpose is to bring buyer and seller together, which it sounds like you’ve already done.

I’ve never bought a property directly from seller, now there is this opportunity that I really like so far, but not sure how to proceed. I’m ready to make an offer, but don’t know how to put it together. Am I supposed to hire a buyer’s agent to help me? If so, who’s going to pay him? Seller?
Or should I hire a lawyer? How is it normally done? Please advise.
