Any time a realtor is involved they will want to use the state approved real estate contract. Can you live with that for your deal? If the realtor is not the owner, then they will most likely want a larger earnest money deposit and/or to see proof of funds to close, if you are writing it as a cash deal.

but it was through a realtor. How do you go about flipping a property through a realtor as
compared with a fsbo? do you do it the same way or do you have to be carefull? thank you.
